It's pretty interesting to see what places are new or renovated in the different neighborhoods. Basically for our budget we won't get anything new, maybe the kitchen will be new but the rest will need some work. Overall I don't mind having to renovate a place slowly over a few years. Maybe that is because we are in the architecture field and I used to help my dad do things like lay tile and whatever.

Central Air... not gonna happen. That's okay since I love the heat and summer plus we have amassed 4 AC units since being in Boston over the yrs.

Originally we planned on moving out of MA in June 2014 but since we'll buy we will stick around for a few more years. The loan officer told us that it would not make a lot of sense for us to move in less than 3-4 years so we figure we'll be here for about 4-5 at least.

Consider gas vs electric cooking and even just gas vs oil for heating. When we were looking to buy a house, that winter it was one news story after another about gas issues leading to explosions. I knew I didn't want to deal with that, even if there are more people not having issues than with those who are.
We also had put AC/central air on our list but when we found the house we loved - it didn't have it and we didn't even realize it at first! Oops. Is that a make it or break it situation for you?
If you're looking to buy, you could easily get a new or newish condo for a much cheaper price than a house. Renting - really either way.
1 bath, 1 1/2? I knew we wanted at least 1 1/2 just from growing up with one teeny bathroom - it was a nuisance.
Can't wait to hear about your continued search! Have you decided how much longer you're going to be sticking around?
